Repair & Maintenance
What is in the written report?
The date, the door and opener model numbers, the spring type and dimensions, and a line for each component with its condition. Findings are sorted into in good order, maintenance done, planned repair and stop-use. Measurements such as seal gaps, track spacing and photo-eye height are recorded, and photographs of anything worth showing are attached. It is written so a future technician can quote from it and a future inspection can compare against it. Garage Door Safety Inspection
What should I do if the bottom seal freezes to the floor?
Do not keep pressing the button; the opener can tear the seal or pull the top section out of shape. Free the seal by clearing the ice along the threshold, with warm water poured on the concrete rather than the door, or by working a plastic scraper along the seal. Then treat the seal with a silicone spray. Keeping snow and meltwater cleared from the threshold and keeping the seal flexible with silicone prevents most repeats. Garage Door Tune-Up
Should I lubricate the track to help the rollers?
No. The track is meant to be clean and dry; grease on the rail gathers dirt and makes the wheels slide rather than roll, which wears them faster and can contribute to a roller leaving the rail. Put a silicone spray made for garage doors, or a lithium grease, on the hinge pins, roller bearings and spring coils, wipe off the excess, and give the tracks nothing more than a damp cloth. Can the replacement section be a different style, as an upgrade?
Within one door, sections need to share the same joint profile, thickness and hinge spacing, so a section from a different design generally does not mate with its neighbours. What you can change is a detail the manufacturer offers for your model, such as ordering the top section with windows or adding decorative hardware. If you want a genuinely different look or insulation level, that is a conversation about a new door rather than one section. Garage Door Panel Replacement

Springs & Hardware
What is the difference between two-inch and three-inch rollers?
The figure is the wheel diameter, and it has to match the track. Residential sectional doors run on two-inch track and take a two-inch wheel; commercial doors can run on either two-inch or three-inch track, so the wheel is matched to what is actually installed. Wheel size has little to do with noise, which comes from the wheel material and bearings. The technician measures the track and the existing wheel before ordering so the set fits, since a mismatched wheel either jams in the channel or rattles around in it. Garage Door Roller Replacement
What is the difference between an edge hinge and a centre hinge?
An edge hinge sits at the end of the joint on the end stile and does two jobs: it links the panels and it holds the roller that runs in the track, which is why it is numbered for its position. A centre hinge sits on an intermediate stile in the middle of the door, links the panels only, and carries no roller. Both let the panels pivot as the door folds around the curve. Does a new piece of track have to match the rest of the set?
It does. Profile, gauge and radius all need to agree so a roller passes from old track to new without a step, and so both sides carry the door the same way. A two-inch track cannot mix with three-inch hardware, and a 12-inch curve beside a 15-inch one leaves the door meeting the horizontal run at two different heights. The technician measures the existing track and orders to it rather than to a general size. Garage Door Track Repair or Replacement
Can I lift the door by hand while a cable is off?
Leave it. With one cable slack the door is being carried on one side only, so it is unbalanced and may bind or drop unevenly when moved. The technician arrives with clamps and a method for taking the door's weight before anything is moved, and that is the moment to lift it. Until then a stationary door is exactly what you want. Openers & Access
What does an opener diagnosis actually involve?
A fixed sequence of checks, done in order so nothing is assumed. Power at the receptacle. Each control tried on its own. The photo eyes and their indicator lights. The head unit's flash code, if it has one. The drive train from motor to trolley. Then the door itself, disconnected and lifted by hand to test its balance. Only after that is a part named and, where it is a small one, replaced during the same visit. Garage Door Opener Diagnosis and Repair
Why does the door touch the floor and then go back up?
The operator believes it has hit something. Either the down travel limit is set a little too far, so the door is pressing into the floor past its stopping point, or the closing force is set too low for the door's current weight, so the last push reads as an obstruction. A seal frozen to the slab causes the same reversal in winter. The technician adjusts the limit or the force, in that order, and re-tests the reversal afterwards. Chain-Drive Opener Repair
Can a belt from any opener be used, or does it have to match?
It has to match. Belts are made in lengths for particular rails, so a 7 ft door rail and an 8 ft rail take different belts, and the teeth must match the sprocket's pitch. The clip or link that joins the belt to the trolley also differs between makers. The technician reads the model from the head unit's label and brings the belt made for it. Belt-Drive Opener Repair
Should an opener from before the mid-1990s be replaced rather than repaired?
Manufacturers recommend replacing units made before 1993, since most lacked external entrapment protection such as a photo-eye pair, a sensing edge or a constant-contact close control. Identify the model rather than guessing its age or remote type, since a fixed-code remote with small switches is not proof by itself. Replacing rather than repairing brings the sensor beam, a contact-sensitive force setting, remotes whose code changes on every press and a console lock button. Garage Door Opener Replacement

Installation & Upgrades
Can I choose a different colour and panel style?
Replacement is an opportunity to select the exterior design as part of the order. Panel profiles, factory colours, window patterns and decorative details vary by product line. Samples and current literature help compare them in the building's actual light. Mechanical details are then specified around the completed door rather than separately from its appearance. Sectional Garage Door Replacement
Can decorative handles and hinges be added?
Decorative hardware can often be included when it is approved for the chosen door and installed in the specified locations. The order records finish, pattern and placement so the exterior remains balanced. Functional lifting hardware is a separate matter and must provide a safe gripping point. Added pieces should not obstruct section joints, tracks, seals or the door's path. Insulated Steel Garage Door Installation
What does wind-rated mean for a garage door?
It means a documented door configuration is designed and evaluated to resist stated inward and outward wind pressures at a particular size. The description covers the assembled system: sections, reinforcement, tracks, rollers, hinges, brackets, fasteners, and attachment details. Suitability still depends on matching that configuration to the opening and project criteria. Wind-Rated Garage Door Replacement
What happens if the garage floor is not level?
The survey measures the variation and determines how the bottom section and seal can meet it. A flexible astragal can accommodate modest changes, while a pronounced crown, dip or damaged threshold may call for related floor or threshold work. The door itself is installed level for reliable travel; the sealing approach is selected separately to follow the practical shape of the floor. Carriage-House Garage Door Installation
