Perimeter seal comes in two common forms, and the visit begins by deciding which suits your opening. The simpler is a flexible vinyl fin nailed to the face of the existing wood stop, which works well where the stop is sound. The other is a one-piece vinyl stop moulding with the fin built in, which replaces the wood stop altogether and suits jambs that are weathered or where the old stop is cracked and paint-heavy. Commercial doors sometimes carry an aluminum retainer with a replaceable rubber insert. Each is cut to your header and sides on site and set against the closed door.

    Probing the jambs and header

    The strip is only as secure as the wood behind it, so the jambs are probed with an awl along their length and especially the lowest part, where slush and salt sit all winter. Soft, dark or crumbling wood is marked for repair. The header is checked for sag and for gaps opening between it and the top section. Any joint between the new stop and the trim or brickmould where water could get behind is caulked with an exterior sealant, and the fin is wiped with a silicone spray to cut the odds of ice bonding it to the door. The old material is bagged and removed, and the household is walked round the finished opening.

    If the door changes, the seal is re-checked

    The seal was set against the door as it sits today. If the door is later adjusted, has its springs or rollers replaced, or is swapped for a new one, the contact can change: a door that now sits a few millimetres further out presses the fin harder, and one that sits further in leaves a gap. After any such work, do the daylight test again and ask the technician doing that job to check the perimeter seal while they are there. Re-setting a length is a small task and keeps the two parts of the system working together.

What is the difference between perimeter weatherstrip and the bottom seal?

The bottom seal is a rubber or vinyl strip fixed to the lower edge of the door itself and presses against the floor. Perimeter weatherstrip is fixed to the frame, running up both jambs and across the header, and the closed door presses against it from inside. They wear differently and are replaced separately, though it is common to renew both in one visit when each is showing its age.

Will replacing the perimeter seal keep mice out?

It closes one of their favourite routes. Mice enter at the open corners where the header and side seals meet and along a fin that has shrunk back from the door, so a continuous, overlapped seal removes those gaps. It works alongside a sound bottom seal, a swept threshold and attention to any other openings in the garage wall, and a technician will point out any of those noticed during the visit.

How can I tell the side and top seal needs replacing?

Close the door, turn off the garage lights and look along the edges for daylight. Then press the fin with a thumb: it should be soft and spring back. Hardness, cracks, pieces missing, a strip hanging loose, snow or leaves inside along the edge, or a fin that has folded under and torn are all signs. A rubbing squeal as the door moves is another.
